The Diamond Bourse effect on south Surat

The world's largest office building has changed where Surat works. Here is how that is showing up in housing demand.

The Surat Diamond Bourse at Khajod is one of the largest office buildings in the world, built to bring the city's diamond trading under one roof. Its opening moved a large pool of employers towards the Dream City side of Surat.

Where the demand is going

Employees and traders who once lived near Varachha and Mahidharpura now weigh the commute south. That is lifting enquiries for homes in Vesu, Althan, Bhimrad and the Khajod belt.

  • Vesu and Althan: established neighbourhoods with schools and retail.
  • Bhimrad and Khajod: newer land with larger layouts and lower entry prices.
  • Commercial space near the Bourse for brokers, labs and logistics.
Offices decide where a city works. Where it works decides where it lives, about three years later.

Our view

The effect is real but gradual, because moving an established trade takes years. We would focus on projects with clear title and a realistic possession date rather than paying a premium for proximity alone.
