The three Surat corridors worth watching

Infrastructure that is funded and under construction moves land values. Infrastructure that is announced does not.

There is a reliable difference between a road that is being built and a road that is in a plan. Only one of them shows up in land prices, and it is usually eighteen months after the first contractor arrives.

Our test for a corridor

  • Committed funding, not an announcement.
  • A contractor on site.
  • A completion date that has not moved in two revisions.

The three that pass

Dream City and the Diamond Bourse to the south, the outer ring road on the western edge, and the industrial belt from Sachin towards Palsana. Each has funding, visible work and a stable timeline.

The high-speed rail station at Antroli is a fourth candidate, but it sits outside the city and the effect on residential land nearby is still uncertain.

Anyone promising a faster exit on land is selling something other than land.

We are explicit that this is a five to seven year view, and that each parcel still has to pass the same screen on title and access.
