The agreement value is not the full cost of a property. In Gujarat, stamp duty and registration fees are payable before the sale deed is registered, and they are calculated on the higher of the agreement value and the government's jantri rate.

What you pay

  • Stamp duty of 4.9% of the property value, including the surcharge.
  • A registration fee of 1% of the property value.
  • Legal and documentation charges, which vary by lawyer.

Rates change from time to time, so confirm the current figures with the sub-registrar's office or your lawyer before you budget.

Documents to keep ready

  • PAN and Aadhaar for every buyer and seller.
  • The allotment letter and the registered agreement for sale.
  • Payment receipts and the bank's sanction letter if you have a loan.
  • Two witnesses with identity proof.
Budget roughly six per cent over the agreement value for duty and fees, and you will rarely be surprised.

Our team books the registration appointment and checks every document with you beforehand, so the visit to the sub-registrar takes one morning, not three.
